Dine Brands announced that In early 2025, Texas will make history by welcoming the first combined Applebee’s-IHOP restaurant in the United States. This unique dual-location concept will be located in Seguin, Texas, just about 35 miles northeast of San Antonio.

This new combo restaurant will let customers order from both the IHOP and Applebee’s menus under one roof. For breakfast lovers, that means enjoying IHOP’s famous pancakes, while those craving lunch or dinner can dive into Applebee’s classic ribs and appetizers—all in the same place.

The restaurant is replacing an IHOP at 2777 N. Highway 123 Bypass, Seguin, Texas, about 40 minutes from San Antonio, the statement said.
